The past couple weeks we have talked about buying a home. Let’s turn to the Seller side this week. Or maybe not a seller, just someone looking to improve the value of their current home. What are the projects that have a best return on investment? We have always heard Kitchens and Bathrooms but there is a bit more to it than that.
Landscaping
It’s not just the inside that counts—when it comes to houses, that is! Accenting your home with natural elements, from flora and fauna to stonework and water features, makes for an instantly inviting space for guests. Many homeowners will hire a professional to help with landscaping if they do not have a green thumb to help with pops of color with certain shrubs or trees. Maybe use a bed of blooms to separate the driveway pavement from the grass. Fresh mulch is a must!
New Roof
If you find yourself sprinting for the buckets when it starts to sprinkle, getting a new roof should be your number one to-do. Measuring rainfall from the indoors isn’t cool. Not sure if you need a new roof? Look for signs like spots on the ceiling or asphalt pebbles in your gutters or downspout. Have your insurance company check for hail damage which is common in our area. This is probably one of the biggest concerns of most buyers.
Hardwood Floors
You flip on the TV to see that your favorite home renovating duo is it at again, flipping a ranch that’s stuck in the ‘80s. They make it to the living room; pull back the dingy carpet to reveal hardwood floors in great condition. They’re psyched- and for good reason. Hardwood floors are a timeless classic. Refinishing is a no-brainer. Neither will you regret adding new hardwood floors if you have none.
Patio or Deck
If you are lucky enough to have a home with a large yard, having a wooden deck can be an extra enhancement to enjoy the outdoors around your home. You do not need to go all out with an outdoor kitchen, just a space for guests to gather comfortably.
Bottom Line
Minor renovations can go a long way toward improving the quality of your everyday life and/or impressing potential buyers. Whether you plan to stay in your house for a long time or just a few years, it’s smart to know which home renovations add the most value.
