The City of Benton Planning Commission will meet Tuesday, June 6, 2023, at 6:00 p.m. in Council Chambers at 114 S. East St.

Previous Meeting Minutes

Approval of the Minutes of the April 4th, 2023, Planning Commission Meeting

Chairman Stilwell asked if there were any additions, deletions, or corrections to the minutes. Commissioner Gibson makes a motion to amend the minutes and add the word “elected” to the part where the Chair and Vice Chair are elected. Commissioner Gibson states that she will entertain a motion with that amendment. Commissioner Burks second. Motion carried.

1921 Highway 5 [Site Plan for Scooter’s Coffee – Tabled from April 4th, 2023]

Chairman Stilwell asked Mrs. Matthews to introduce the Site Plan for 1921 Highway 5. Mrs. Matthews reads the memorandum that states that Shawn LaMontia, on behalf of Scooter’s Coffee, is requesting approval of a site plan. Mrs. Matthews states that this item was tabled at the April 4th meeting due to the dumpster location and insufficient landscaping, but the site plan has since been revised to fix these two issues. Chairman Stilwell calls for any comments or questions regarding this request. Shawn LaMontia speaks in favor of this item. Commissioner Burks makes a motion to approve this updated site plan. Commissioner Chilton second. Motion carried 6-0.

Parcel #800-31402-000 [Site Plan for O’Reilly Auto Parts]

Chairman Stilwell asked Mrs. Matthews to introduce the site plan for O’Reilly Auto Parts. Mrs. Matthews reads the memorandum that states that Esterly, Schneider, & Associates, Inc. on behalf of O’Reilly Auto Parts is requesting approval of a site plan located on parcel #800-31402-000 [address not assigned yet]. Chairman Stilwell calls for any comments or questions regarding this request. A representative for Esterly, Schneider, & Associates, Inc. speaks in favor of this item. Commissioner Gibson makes a motion to approve this request. Commissioner West second. Motion carried 6-0.

Other Business: Town Hall Meetings

Chairman Stilwell asked Mr. Parton to introduce the discussion item for “Town Hall Meetings.” Mr. Parton explains that due to many questions regarding zoning from Citizens of Benton, he has set up meetings for Citizens within each ward to come forward with any questions that they may have regarding property located within that ward and to also provide information to the Planning Commissioners from staff. The schedule is as follows: Ward 1 – August 3rd; Ward 2 – August 8th; Ward 3 – August 24th; Ward 4 – September 7th; Ward 5 – September 19th.
